The sizeable commercial + industrial park "YES" in the municipality of Lang offers an attractive environment for the establishment and development of businesses in a very dynamic region of Styria. It is located directly at the Lebring highway exit.

The area south of Graz has seen a vigorous expansion of industry in recent years. Dozens of companies have settled along the highway in Kalsdorf and Werndorf. The Graz-Leibnitz axis is considered to be the strongest-growing region in Styria.

I.Ideal Location

The commercial + industrial park "YES" in Lang is 25 km south of Graz. The area is adjacent to the Industrial Park Lebring, which has been well-established since the 1960s. The two areas have over 70 hectares zoned as building land, thereby forming one of the largest industrial parks in Styria. Closer cooperation between Lang and Lebring is currently in the works.

II.Excellent Accessibility

The commercial + industrial park "YES" in Lang begins at the A9 junction at Lebring and extends 1 km south along the highway. In the west, the area is bordered by the L602 highway. The international airport to the south of Graz can be reached in 15 minutes, and the Lebring train station with its future connection to the Koralm Railway is 3 km away. There is a shuttle from the train station to the commercial + industrial park "YES".


III.Convenient Infrastructure

The castle park across the way offers residential facilities for employees. A SPAR supermarket is located in the immediate vicinity. The Gralla/Leibnitz shopping center, doctors, and a hospital can be reached in ten minutes.

IV.Flexible Plot Sizes

The commercial + industrial park "YES" in Lang offers variously sized plots ranging from 2,000 m² to 100,000 m². The layout has been planned in such a way that each plot is readily visible, located along the main axis or the L602 highway. The property is partially connected to gas, electricity, sewer, fiber optics, and water services. The master plan calls for an orderly, high-quality, and well-landscaped development.

V.Moderate Prices per Square Meter

Due to the high demand, property prices south of Graz at the highway exits have developed well; between 2000 and 2020 they increased by 320%. This corresponds to an annual return of 7%. Prices of around €120/m² are already being achieved at the highway exits in Kalsdorf and Werndorf. With an average estimated value of €70/m², Lang/Lebring is in a price trough, though this is expected to lessen in the coming years.

VI.Suitable for a Variety of Businesses

The available properties offer a wide range of uses, from office space, stores and warehouses, medium-sized workshops and logistics companies to large corporations. Initial buyers include ÖAMTC, Messner GmbH, BADX GmbH (X-Grip), and Pettinger Tischler.

Since the entire property belongs to just one owner, prospective customers are not only assured uniform development, it also facilitates purchase negotiations and allows for faster decision-making and execution.

VIII.Business-Friendly Municipality and Subsidies

The municipality of Lang is known for its business-friendly and flexible approach. It is also happy to provide consultation in regard to the analysis of funding opportunities. The master plan and development stages are being prepared in cooperation with the municipality.

The master plan was prepared on the basis of an international tender. Internationally renowned Dutch landscape architecture firm West 8 emerged as the winner.

Special emphasis was placed on ecological compatibility (greening), historical context (inclusion of the castle), contemporary accents (art), and a uniform appearance (green spaces, signage...).

The Schlossplatz square represents the social hub between the Industrial Park "YES" in Lang and the surrounding municipality. Located at the southern entrance of the Eybesfeld Estate, Schlossplatz offers space for a hotel and restaurant as well as an office building.

Schlossplatz forges a connection to the Eybesfeld castle park, thereby reaching across the L602 highway. The dimensions correspond to a typical Styrian town square.

By its nature, an efficient commercial area has a low proportion of public green spaces.

The Industrial Park "YES" in Lang therefore utilizes all its access roads to allow a recognizable, robust landscaping structure to develop over the course of the coming decades. Tree plantings lend a different character to each of the commercial roads.

The master plan considers a model development option for the first phase along the L602 highway. The plot sizes and building forms are intended as examples.
